Chennai Real Estate 2026 Market is growing steadily by 6% to 9% each year. Across the city, home prices start at around ₹4,000 per square foot in outer suburban areas and go up to ₹22,000 per square foot in prime locations. A major reason for this steady growth is the new 118.9-kilometer Metro Phase II project, built at a cost of ₹63,246 crore, along with strong job hiring in the local technology sector.
At the same time, big real estate investments in South Chennai have jumped by 28% year-over-year. Because of this influx, mid-sized and premium properties now make up 70% of all new housing projects.
Most importantly, actual home buyers who plan to live in these houses account for 82% of all property deals. This heavy end-user demand keeps housing prices stable and protects the market from risky speculation. Today, nearly 65% of all active home construction in the city is located along three major roads: Old Mahabalipuram Road (OMR), Grand Southern Trunk (GST) Road, and the West Bypass.
