Read the List Like a Buyer, Not an Analyst

A few patterns in that table are worth your attention.

Every single quarter delivered.

No dry spells. Q1 alone saw five handovers. Builders in trouble show lumpy, back-loaded completions — everything promised "next year." Prestige's quarterly rhythm is what a healthy pipeline looks like.

Homes and offices got finished.

Ten residential, three commercial. Running both engines simultaneously takes separate teams, separate funding lines, separate expertise. Lake Shore Drive Phase I alone was 3.51 million sq ft — bigger than many builders' entire annual output — and it was already ~85% leased at completion.

Four different cities.

Hyderabad, Kochi, Mumbai, Bengaluru. The delivery machine isn't a one-city operation. It travels — which is exactly what Chennai buyers need to hear.

The Engine Room: What Powered the 18.22

No mystery, really. Three gears turning together.

First, cash. ₹18,515 crore collected from customers in FY26 — up 53%. Sites with funded bank accounts don't stop. Most "construction delays" in India are payment delays wearing a hard hat.

Second, in-house muscle. Prestige owns its construction contracting, interiors, and even façade businesses. There's no waiting three weeks for an external vendor's quote when the company employs the vendor.

Third, a deep bench. 47 residential and 10 commercial projects are running right now. Teams roll from a finished site to the next one — knowledge and crews stay warm, nothing restarts from zero.

What It Signals for Medavakkam

Falcon City joins a pipeline that just proved it can close out 13 projects in a year. The same teams that handed over Meridian Park in Q4 are the talent pool Chennai draws from.

One more reassuring detail buried in the filings: Prestige's ongoing Chennai project, Pallavaram Gardens, sits in the same delivery system, with completion targeted in the company's published schedules. Chennai isn't an experiment for Prestige. It's a lane on a highway that's already moving.

When you book under construction, you're really betting on the builder's habits. 18.22 million sq ft in one year is a habit on display.
