Car Parking Charges
Many premium projects sell parking spaces separately. Prices change by project. In Chennai, parking usually costs between ₹2 lakhs and ₹6 lakhs. Luxury projects may charge more for extra spots. If you have two cars, plan for the extra cost.
Maintenance Deposit and Advance Charges
Builders collect maintenance money before you move in. This covers security, cleaning, and gardening. Most builders collect one or two years of fees in advance. This can be 50,000 to 2 lakhs rupees. Monthly maintenance is 3 to 8 rupees per sq. ft. A 1,500 sq. ft. home costs 4,500 to 12,000 rupees every month.
Clubhouse and Amenity Charges
Fancy homes have pools, gyms, and gardens. Sometimes this is in the home price. Other times, you pay a fee for the club. This costs 50,000 to 3 lakhs rupees. Ask your builder if this is already in the final price.
Legal Verification Costs
It is wise to hire a lawyer to check the property papers. They make sure the land and ownership are legal. Lawyers usually charge between ₹10,000 and ₹50,000. This helps protect you from problems later.
Home Loan Processing Fees
Banks charge a fee to process your loan. This is 0.25% to 1% of the loan amount. For a 60-lakh loan, this is 15,000 to 60,000 rupees. Also, check for extra paper costs.
Interior and Furnishing Expenses
You will need to fix up your new home. This means buying cupboards, kitchens, curtains, and lights. Basic work for a two-bedroom home costs 3 to 5 lakhs. Fancy work costs over 10 lakhs. Plan this so you do not need to borrow more money.
Utility Connection Charges
You must pay for electricity, water, and gas connections. Electricity deposits usually cost ₹15,000 to ₹50,000. Some builders include these charges, and some do not. Read the cost sheet carefully before you sign.
