Each tower at Prestige Falcon City Chennai rises 2 basements, 1 ground floor, and 14 upper floors. The structure uses a strong RCC frame designed for South Indian seismic zones. Walls are thick and built to keep out heat and street noise, which matters in a busy area like Medavakkam.

Apartment Sizes and Layout

The towers hold 2 BHK, 3 BHK, and 4 BHK apartments. Sizes range from 1,001 sq ft to 2,735 sq ft on a super built-up basis. The carpet area runs from 700 sq ft for compact 2 BHK to 1,915 sq ft for the largest 4 BHK. Each flat follows Vaastu rules, with entrance doors and master bedrooms placed for positive energy flow.

Structure and Walls

  • Foundation: Pile foundation, designed for soil at the site
  • Frame: RCC framed structure with shear walls
  • Outer walls: 200 mm solid concrete blocks for heat and noise control
  • Inner walls: 100 mm block walls finished with smooth plaster

Main doors are made of solid teak with brass hardware. Internal doors are flush type with hardwood frames. All windows are UPVC framed with double-glazed glass for sound control and dust resistance. Balconies have laminated safety glass railings.

Electrical and Backup

Concealed copper wiring runs through every flat. Modular switches are used. Power backup of 1 KVA is provided for 2 BHK units and 1.5 KVA for 3 and 4 BHK units. Full backup runs lifts and common-area lighting at all times. EV charging points are added in the basement parking.

Lifts and Common Areas

Each tower has high-speed lifts, including a service lift. Lobby finishes use granite floors and designer wall lighting. The handover is set for December 2031.
